It's nice of you to stop by. I'm Ruby May Justice. You are probably on this website because you are probably wondering who I am. If you're thinking about doing business with me, I can understand that. It's important for you to know a little bit about me so you'd feel comfortable enough to decide if you want to establish a business relationship with me. In the Beginning
I grew up in the Philippines. I moved to San Diego in 1980 after marrying my husband, Roy, and I've lived here since then. I graduated from the University of the East in Manila and received a degree in secretarial administration in 1977.
I started working as a secretary with United California Mortgage Company in the early 1980's and after taking several real estate appraisal courses with the Appraisal Institute, I became a commercial real estate appraiser in 1985 for the same company, which became First Interstate Mortgage Company (FIMC).
In the late 1980's FIMC went through a company-wide restructuring and eliminated the appraisal department in San Diego. After being laid off, I started appraising commercial real estate for property tax appeal purposes for one of the premier property tax consulting companies in Southern California, Property Tax Management Group (PTMG).
My Experience As An Entrepreneur
In August, 1996 I decided to establish my own property tax consulting business. This August I will be in business for 13 years. The nature of my business is still the same. I am a hired gun, so to speak. My clients retain my services to appraise their income-producing properties and to determine if there are any opportunities for reductions in their property tax assessments. If there are, I justify the reductions and secure property tax refunds on their behalf. My clients include, but not limited to, commercial real estate developers, commercial real estate portfolio managers, hotel/motel operators, apartment and office building managers and individual commercial real estate owners and investors.
Over the years Roy and I have ventured in other home-based businesses. More recently, I joined a networking company which has secured an exclusive world-wide marketing rights to an innovative product, an engine combustion treatment/conditioner. I thought with a business administration degree, which I received in 2003, and a successful traditional business, it would be a cinch to build a huge downline. Boy was I wrong! Even after I followed every thing that my upline told me to do and after attending various marketing training programs, nothing seemed to work until I was introduced to On Stage Marketing (OSM) Company, LLC. To make a long story short, after implementing their methods and strategies, my "losses" have turned into "profits" and I am now on my way to a second successful business venture.
I have also become a mentor with OSM helping fellow home-based business owners, who are struggling in building their businesses.
In Conclusion
I thoroughly enjoy what I do. In my property tax consulting business, I feel tremendous satisfaction every time I secure property tax refunds for my clients. Likewise, I feel so much pleasure in helping fellow entrepreneurs in their pursuit of a successful home-based business.
